Some guidelines about our yard and outdoor area.

Recommendations

The official rules may sound quite strict, but they’re not strictly enforced. Most people in the area are very relaxed – it’s more of a “live and let live” attitude. Still, we should follow the rules as best as we can and be considerate so that none of the other parties feel disturbed by us.

  • Always be friendly to our neighbors and the people around. If someone feels bothered by your work, try to find a good compromise and show consideration.
  • Please keep the workshop door closed when doing noisy work, and try to avoid making noise at night.
  • Do not use strong chemicals or paints outside in the yard and avoid dirty car repairs such as oil or other fluid changes.

Contractual details:

  • The yard is not part of our contract. The usage is more a gentleman's agreement with the landlord and has historically evolved.
  • The parking lots are not fixed for us, but currently we are allowed to use them as well as the area in front of our workshop.
  • The facade is not part of our contract.
  • Any new changes to the facade require approval from the landlord.

Summary important points:

  • Parking on the premises is only allowed in the rented parking spaces as well as for loading and unloading and for customers, provided their stay is only short-term.
  • Company vehicles that are not being loaded or unloaded and vehicles of company owners and employees are not allowed to be parked in the courtyard area.
  • Repairs or modifications to vehicles are not permitted.
  • Parking vehicles without license plates, without registration, or scrap vehicles is prohibited and entitles the landlord to tow the vehicle at the tenants' expense.
  • Use of the rented rooms must not unreasonably impair the interests of other tenants or users.
  • General order and safety requirements must be observed.
  • The area contractually provided to tenants/users in the creative lab must be treated carefully and properly.
  • Tenants/users commit to using the rented spaces only as agreed, to clean and ventilate them thoroughly. During noise-intensive work, windows and doors must be kept closed.
  • Areas outside the rented rooms (hallways, staircases, basement corridors, etc.) must be kept free of any objects due to fire protection regulations. Violations will lead to removal of items at the tenants’ expense.
  • The landlord reserves the right to install video cameras for monitoring the area if necessary (e.g., vandalism). Own video cameras in the outdoor area may only be mounted with landlord permission. Observed vandalism or property damage by tenants/users should be reported to the landlord.
  • Open fire is strictly prohibited throughout the entire premises.
  • From May 1 to September 30, there is no entitlement to heating if the outdoor temperature at 9 pm for three consecutive days is not below 12°C. A specific temperature cannot be guaranteed when fuel supply restrictions occur or in case of disturbances in own or external facilities, natural events, or interruption of peace.
  • Between 6 pm and 6 am, and from 4 pm on Saturdays, as well as all day on weekends and public holidays, the heating system’s supply temperature is lowered. Tenants/users have only entitlement to a reduced room temperature during these times.

Noise Limits in Mixed-Use Areas

  • During the day (6 a.m. to 10 p.m.), a maximum of 60 dB(A) is generally allowed.
  • At night (10 p.m. to 6 a.m.), a maximum of 45 dB(A) applies.
  • These values are based on the "Technical Instructions on Noise Protection" (TA Lärm) and apply to all commercial activities in mixed-use areas.

What is Allowed and What is Not?

  • Permitted are residential-compatible businesses such as retail, restaurants (considering noise), small craft enterprises, offices, social institutions, and administrations.
  • Prohibited or heavily restricted are loud or odorous establishments, e.g., large production sites, workshops, or gastronomy with significant noise and odor emissions.
  • Any use causing repeated exceedance of noise limits may be restricted or prohibited by authorities; this includes music, deliveries, or technical installations like ventilation.

Special Features

  • Mixed-use areas explicitly serve the balance between living and working: commercial use must not dominate residential use, but purely residential use is also not intended.
  • Emission protection, distance rules, and quiet times are binding and can be tightened if residential use needs special protection.
  • Quiet times, especially during late evening and night hours, must be observed.
